Summer wrap-up: what to check in your property after high season

September 2026 | Vellum Costa Analysis | 5 min read

After weeks of continuous occupancy, with dozens of guests and cleans against the clock, a property builds up wear that goes unnoticed during the quick changeovers of August. The end of September is the right time to stop, review calmly and take stock.

A thorough inspection

Cleaning between guests keeps the house presentable; the end-of-season clean returns it to its original condition. It is also the chance to look where there is never time to look:

Inventory and restocking

Faded towels, mismatched glasses, scratched pans or a remote control that no longer responds: small details that lower the standard of the property. Comparing the inventory with the one from early summer makes it possible to replace what is needed in good time and without emergency purchases.

Repair now, not in spring

In autumn tradespeople have more availability and the property has more free days. Improvements postponed until March tend to coincide with those of every other owner, with longer lead times and the calendar already committed.

"Summer reviews are the best technical report: if three guests mention the same thing, you already know your next investment."

Reading reviews as a report

Beyond the score, comments reveal patterns: an uncomfortable mattress, a shower with low pressure, a lack of shade on the terrace. Grouping those observations helps to decide what is worth investing in before next season.

The summer in numbers

Occupancy, average rate, income and expenses by month: with the data on the table it is clear what worked and what did not. At Vellum Costa we give each owner a season summary with these figures and our recommendations for the following year.
